How Much Does a Home Energy Audit Cost? UK 2026 Price Guide

The most expensive survey is the one that answers a question you were not asking. Here are 2026 UK prices for every kind of energy assessment, and how to tell which one you need.

An assessor I worked alongside had a line for every second enquiry: the most expensive survey is the one that answers a question you weren't asking. Plenty of people pay £400 for thermal imaging when the real problem is a heating system nobody ever balanced, and plenty more pay nothing and then guess wrong on £6,000 of insulation.

In the UK, "home energy audit" covers at least four products at four very different price points, from a £70 EPC that exists mainly as paperwork to a £600 PAS 2035 retrofit assessment that unlocks grant funding. Below are the 2026 numbers, what drives them, and — first — how to work out which one you need.

First, Work Out Which Problem You Actually Have

Different symptoms point to different surveys. Match yours to the list below before booking; two of these lines end with "buy nothing", which no survey company will ever tell you.

  • •Some rooms cold, others fine: distribution, not fabric. Bleeding the radiators and re-pressurising the boiler costs nothing and fixes it more often than people expect.
  • •Whole house cold and slow to warm: fabric heat loss. Thermal imaging shows exactly where, and it is the one survey that reliably pays for itself. Read the signs of thin insulation first.
  • •Warms fast, cold within an hour of the heating cutting out: air leakage, not missing insulation. An air permeability test with a smoke-pen walk-round is the right purchase.
  • •High bills but a comfortable house: nothing to do with fabric. Check tariff, hot water schedule and controls — no survey beats a smart meter and half an hour with the programmer.
  • •Streaming windows, black mould, damp smell: ventilation and moisture. Insulating a house in this state usually makes it worse. Understand what causes damp and mould, then buy a humidity survey with data loggers.
  • •Paperwork for a sale, tenancy or grant: buy the specific document demanded — an EPC or a PAS 2035 assessment. Compliance products, not diagnostics.

Typical UK Prices in 2026

Headline ranges for a standard three-bedroom house of roughly 95 m². Anything much cheaper than the bottom of these bands is a desktop exercise, not someone walking round with a tape and a camera.

  • •EPC: £55–£120. A visual RdSAP survey on assumed values, legally required to sell or let. A rating, not a diagnosis.
  • •Independent walk-round survey with a written report: £180–£400.
  • •Thermal imaging (thermographic) survey: £250–£500.
  • •Air permeability (blower door) test on an existing dwelling: £250–£450.
  • •PAS 2035 retrofit assessment by a TrustMark-registered assessor: £250–£600.
  • •Whole-house retrofit plan from a retrofit coordinator: £500–£1,500 on top.
  • •Combined package — EPC, thermal imaging, air test and costed report: £550–£900.

Unit Costs, Line by Line

Quotes are a base survey fee plus add-ons. Knowing the add-on rates lets you build the survey you need rather than accept a package.

  • •Large property loading, 5+ bedrooms or over 200 m²: add £25–£60.
  • •Travel beyond 15–20 miles: £0.45–£0.60 a mile, or a flat £30–£60 call-out.
  • •Cavity wall borescope inspection: £80–£200 — worth it before paying for cavity fill, because slumped or already-filled cavities are common in 1960s–80s stock.
  • •Temperature and humidity data loggers left for two to four weeks: £150–£350.
  • •Costed, prioritised improvement report: £100–£300 if not already included.
  • •Post-works verification test to prove the money worked: £200–£350.

Labour vs Materials, and What Moves the Price

An energy audit is essentially all labour. Materials amount to a scheme lodgement fee and some printing — 3–5% of the invoice at most. You are paying for time on site, expertise and amortised kit.

That kit explains why thermal imaging costs four times an EPC despite taking similar time on site. A camera with enough sensor resolution to be useful on a building rather than a pipe is £2,500–£8,000, a blower door rig £3,000–£5,000, and scheme software £300–£800 a year before indemnity insurance.

  • •Region: London and the South East run 15–25% above average; the North East, Wales and much of Scotland sit 10–15% below.
  • •Complexity, not just floor area: a three-storey Victorian terrace with two extensions takes twice as long as a 1990s semi of the same size.
  • •Season: thermal imaging needs a 10°C difference inside to outside, making it a November-to-March job. Summer bookings are worthless.
  • •VAT status: many sole traders sit under the £90,000 threshold, so an identical service can be 20% cheaper.

Three Worked Examples

Real jobs, rounded figures, all within the last two heating seasons.

  • •1930s three-bed semi, Leeds — cold upstairs. EPC £70 (needed for a remortgage anyway) plus thermal imaging at £310, total £380. Loft insulation compressed to 90mm under chipboard boarding, an unfilled gable cavity, a 12mm gap round the loft hatch. £1,150 of remedial work; metered gas use down roughly 14% the following winter.
  • •Victorian solid-wall mid-terrace, Bristol — chasing grant-supported internal wall insulation. PAS 2035 assessment £430, retrofit coordination £850. The assessment is not optional: no TrustMark installer can proceed without it and no grant pays out. The coordination fee was recovered inside the funded package.
  • •2006 four-bed detached, Milton Keynes — modern build, stubbornly high bills. Air permeability test £370 with a smoke-pen walk-round. Result: 11.4 m³/(h·m²) at 50 Pa against a design figure of 7. Culprits were 22 unsealed downlights, a service void behind the airing cupboard and, again, the loft hatch. £480 of sealing brought it to 8.1.

How to Sanity-Check a Quote

First check whether you qualify for a free assessment: Home Energy Scotland runs free home visits, Nest covers Wales, and in England the Warm Homes: Local Grant and the Great British Insulation Scheme both fund one for eligible households.

Paying privately, run the checks below, then read our insulation cost breakdown and the home energy efficiency checklist to judge whether the recommendations are sensibly priced. Draught-proofing should sit near the top of any honest report.

  • •Ask for the accreditation number and check it before booking. EPC lodgers must be accredited by Elmhurst, Stroma, Quidos or ECMK; retrofit assessors must be TrustMark-registered.
  • •Ask what the deliverable is. "A survey" is not a deliverable — you want measures, indicative costs and a priority order in writing.
  • •For thermal imaging, confirm conditions: heating on four hours beforehand, 10°C minimum difference, dry walls, no direct sun on the elevation. If they will book a mild Saturday in April, walk away.
  • •Be wary of free surveys from firms that also sell the remedy. A free spray foam survey recommending spray foam on your rafters can cost you a mortgage offer years later.
  • •Anything under about £50 is a drive-by or desktop RdSAP, not a measured survey.

Methodology: Where These Numbers Come From

Figures are 2026 quotes from independent assessors and accredited firms across England, Wales, Scotland and Northern Ireland — published price lists plus quotes obtained for a notional 95 m² three-bedroom semi. Ranges cover roughly the middle 80% of what was quoted. Prices include VAT where the trader is registered and exclude it where they are not, because that is what lands on the invoice.

Treat this as a page with a shelf life. Assessor rates have tracked trade inflation at 4–6% a year since 2022, and grant schemes change faster still. Reading this a year on, add 5% and re-check what is open in your nation.
